Title for Stage 4 blocks is estimated for March 2027. You will see it on every Stage 4 block as a seal: Estimated titles: March 2027. For the latest, ask the sales team.

A title is the legal record that makes your block its own piece of land. For a new block, settlement happens once the title is issued. "Estimated titles: March 2027" is when the developer expects the Stage 4 titles to be issued.

Yes. Lot 139, a large 859 m² block on Sunflower Boulevard, is titled and ready to build on, subject to council consent. Its block page has the details.

Every available block shows its price, and the listing is checked every day. Blocks currently start from $419,900.

Available Stage 4 blocks range from 315 m² to 450 m², in three types: Smart Villa, Super Villa and Courtyard. Lot 139, a Traditional block, is 859 m². Each block tile shows the exact size and frontage, and the depth where the listing gives one.

They are the names the sales listing gives to different block sizes. The tile for each block shows its exact size and frontage, so you can compare them side by side.

A price shows only while a block is available. When a block is sold, on hold or under offer, its tile shows that word instead of a price.

Yes. Every new home at Sunflowers follows the estate's design guidelines, so the streets look cohesive and cared for. They cover how your home looks from the street, colours and materials, fencing and landscaping. You can download them from this site.

Before you build, your plans go through the estate's design approval. The design guidelines set out the steps and include the checklist to send in with your plans.

Front fences at Sunflowers are open in style, so front gardens can be seen from the street. The design guidelines show the approved fence types.

Yes. At least 40% of your front garden needs landscaping, such as trees, shrubs, ground covers or irrigated turf. It needs to be in place, along with the verge, within 6 months of your home being finished.

Yes. The design guidelines say the estate "will be NBN compatible with infrastructure in place to support telephone and high speed Internet over the NBN."

Yes. Builders have put together suggested house-and-land packages on some Stage 4 blocks. Each package shows the home design, the block, the builder and the builder's price.

The builder. Each package shows the price as the builder prints it. Talk to the builder about what is included.

Choose your block, then make your offer online or through the sales team. Each block is offered by a letter of offer. The sales team presents the offers to the vendor and lets every buyer know the outcome as soon as possible. If your offer is successful, they arrange a time to sign the contract.

No. An offer is not a hold, and it is not a contract. Nothing is binding until you and the vendor both sign a contract of sale. Ask the sales team how holds work for the current release.

Yes. Unconditional offers are considered ahead of offers with conditions, such as land-only finance.

Land-only finance conditions can be considered by the vendor. House-and-land finance conditions are not accepted.

Talk to the sales team before you make an offer that depends on selling another property.

A minimum deposit is due when the cooling-off period ends. The sales team will confirm the amount for your block.
